To Stage or Not to Stage

That is the question! Actually, home staging or home styling before you sell should not be a question. What you should ask is, who can do this for me?

Myth: Home staging will make my house look beautiful.

Fact: A beautiful looking home, is not the aim, it is only a by-product of home staging.

Home staging is about making a house worth every penny that you want to sell it for. It is about paying close attention to who your buyer could be. Home staging helps people sell their homes more quickly and for more money. Home staging is not just for high-end properties; indeed it has now become the norm for properties at all price points. The investment in home staging is proven to pay off.

Let’s think about this, as soon as a prospective buyer walks through your door, we need them to see themselves living in your home. Homes need to be presented in such a way to ensure they are aspirational for the buyer.

You know the throw or favourite cushion that you laze on of an evening, the ones that are so comfy they are frayed around the edges? These are not the items the buyer wants to see. When you have lived in your home for an extended period of time, there are many things you will no longer see.

When a buyer enters and they sees a beautiful array of your family photos, it immediately reminds them that this remains your home – we want buyers to immediately visualise themselves in your space. When our aim is for buyers to focus on all the positives of your new home, for example your newly installed bathroom, your new cooker hob, family photos actually act as an unnecessary distraction. So whilst family photos do create a warm feeling, let’s put them in a box and voila you have started your packing!

Buyers want space, we take time to review the layout of your furniture – you may have certain items placed in specific places but is your furniture in the best place to maximise your space? Sometimes we may suggest a pop of colour or eek(!) suggest the removal of a colour, but regardless we make suggestions for a reason – to help you sell, sell, sell!

Let’s talk clutter!! Or let’s not – decluttering is a must, even before an estate agent visits your home or takes your photos, let’s get rid of all of your unnecessary personal clutter – your deodorants, your 3 pair of shoes at the door, your week old flowers, your shampoo at the bottom of your shower, burnt out candles, your three cloths lying on the bath surround – none of this makes your home enticing to a buyer. Remove, remove, remove!

Home staging sells, of that there is no question.
